A Seasonal Guide to Plumbing, HVAC, & Furnace Maintenance

The best times to check up on your home maintenance.

In the chaos of life, it can be easy to forget the little things. Little things can become big things, however, as is the case with plumbing and HVAC maintenance. Use this simple guide to help you remember to maintain your home systems and avoid returning home from a winter holiday to a flooded house!

Spring

As the ice thaws and pollen fills the air, this is a good time to change out your HVAC filters and get your plumbing serviced. Sometimes, the thawing and re-freezing of water in and around the pipes can cause stress and damage, so it’s a good idea to make sure everything is in good condition.

This is also a good time to get your ventilation ducts cleaned out. This and changing out your filters will ensure that your HVAC systems keep your home’s air clean and free of allergens and pollutants.

You may also want to test your AC systems and units to make sure they are working before the heat of summer hits.

 Summer

As the heat begins to roll in, this is a crucial time to make sure you’ve had your AC systems and units serviced. This is best done sooner rather than later to ensure you have working home and office air conditioning in working order before the heat becomes unbearable.

If you have an outdoor AC unit, make sure to have it cleaned off from its time in the winter and spring debris. Make sure to regularly get your AC maintained by an expert to ensure it’s running at maximum efficiency.

 Fall

As the weather cools down and the frost begins to set in, it’s important to take a few extra steps here. Before the frost hits, you’ll want to shut off water to the outdoors, such as to your backyard watering hose. This will keep those pipes from bursting as they won’t have water freezing and expanding, which can apply enough pressure to burst a pipe.

Be sure to have your furnace and ventilation cleaned and serviced, and have any filters changed out. An expert will ensure that your furnace is running smoothly and efficiently, and that your ventilation is free of dust and allergens from the previous season. In this way, your heating system will be ready and raring to go to keep your home or office warm when winter hits.

Winter

Keep an eye on your plumbing during the winter. If you haven’t already, you will want to shut off your water main, especially if you plan on being away. Pipes located in exposed areas outside and in basements are particularly vulnerable to bursting if water is left to freeze inside them.

Make sure you’ve changed out the filters on your furnace if it’s been at least two months since this was last done. If you haven’t already done so, you’ll want to have your HVAC system cleaned out as soon as possible, to keep your warmed air clean and safe.
